What services do you provide? Our services are broken down as follows in to four different categories depending upon how much or how little service you may be requiring.
1. Log package sale - This consists of designing your log home, delivery of your log package and performance of on site technical assistance.
2. Log package sale & construction- This consists of designing your log home, delivery of your log package and building the log package only.
3. Weather tight shell construction - This consists of designing your log home, delivery of your log package, building the sub floor, decks, log package, roof, and installation of millwork. With the interior finishes to be done by you or another builder.
4. Turn-key construction - This consists of designing your log home, delivery of your log package, permits, groundwork/foundation, everything that is included in the weather tight shell, all interior mechanicals and finishes, ready for you to move in to.
When should we start planning our project with you if we need your construction services?
We recommend to our customers to start the blueprint process with us 6 months to 1 year in advance of your intended building date. If you are interested in buying a log package only, try to start 3 months ahead of the date you wish for your package delivery. This allows plenty of time for home design and site work in preparation for delivery.
Can we help with the project?
There are many aspects to any home building project. Before contracts are written, we outline exactly what tasks the customer wishes to perform and what we, Seven North Log Homes, Ltd. is to perform. We try to assign tasks in such a way that the job is not held up or delayed, from a construction schedule standpoint. Our customers usually take on the tasks of interior and exterior stain/finishes when they wish to save money on a turn-key project.
Can we build it ourselves?
Real Log Home packages are 95% pre-cut. The construction, although physically demanding, can be done by anyone who can read blueprints, for most of our homes. Real Log Homes also includes three sets of CAD blueprints, easy-to-read assembly details and a very comprehensive construction manual with every log package as well as on-site technical assistance from your Real Log Homes Independent Representative (that's us). **However, some designs are very intricate and should be built by a contractor familiar with log construction.
Can we order a log package anytime if we or another builder is going to construct our home?
Absolutely, we still provide design services and on site technical services if you will be purchasing just the Real Log Homes log package.
How soon can we get our log package?
Once a package is agreed upon, with a 50% deposit on the log package, it will take a minimum of 4 weeks, up to 10 weeks to get the kit, depending upon the time of year.
How long will it take Seven North Log Homes, Ltd. to construct my home?
The timeline to construct a home can vary a lot! For a turn-key construction, plan on a minimum of 4 months for the average home and up to 1 year for a larger home with more elaborate design and finishes. For a weather tight construction it will usually take about 3 to 7 weeks, once the foundation is complete.
Do we need to find our own site work contractors or can you help with this?
We will contract site work and foundation work for you within a 1 1/2 hours radius of our location in New Haven, VT.
How much does it cost roughly to have you build our home?
Our turn-key price ballparks at $175 - $200 per square foot . That includes foundation thru ready to move in. That price does not include building lot and site work costs.
How can we secure a space in your construction schedule?
You can secure a space in our construction schedule by signing a Real Log Homes log package agreement with a 10% deposit on the log package and by signing a construction agreement with Seven North Log Homes, Ltd. with a 10% deposit.
Are log homes efficient or drafty?
All log homes are not alike. The Real Log Home product, in conjunction with Seven North Log Homes building techniques and products will assure you a very efficient home with a minimum of a 4 star energy rating. A 5 star energy rating is achievable by upgrading your boiler and lighting systems.
Do I have to maintain a log home and how often?
All homes need some maintenance periodically. Log homes need to be stained and maintained very similarly to any other wood sided home. How often a log home needs to be stained depends upon exposure and stain choice. In general, a re-application will need to be done between 2-5 years for the first re-application and 5-7 years after that.
Where can we purchase log home maintenance supplies for our Real Log Home or any other manufacturers log home?
